From the owner's project requirements and design review through functional testing, turnover, and the warranty review.
ASHRAE Guideline 0, Standard 202LEED commissioning
Fundamental and Enhanced Commissioning, with the documentation reviewers expect.
LEED v4 and v4.1 EA prerequisite and creditRetro-commissioning

Questions about commissioning
When should a commissioning authority come on board?
Ideally during design, so the owner's requirements and design review can prevent problems instead of finding them later. We also join projects already in construction and work from where they are.
Do you test every unit or a sample?
We follow the specification. Where it allows sampling of identical equipment such as fan coils or VRF indoor units, the sample size and selection rules are written into the commissioning plan, and failures expand the sample.
Can parts of the work be done remotely?
Trend reviews, BAS graphics checks, and document reviews can be remote, which cuts travel. Functional tests are witnessed on site.
Do you commission electrical and plumbing systems?
We commission HVAC, controls, domestic hot water, and lighting controls, and coordinate with the electrical engineer of record on the systems in your specification. Tell us your scope and we will confirm coverage in the proposal.
What do you need to send a proposal?
Building type and size, location, project stage, the systems involved, and the schedule. Mechanical, electrical, plumbing, and controls drawings, the commissioning specification (often Division 01 91 00 or 23 08 00), and a LEED scorecard help us price it precisely.
Need a commissioning authority?
Send the commissioning specification section and drawings, or describe the systems. We reply within one business day.
